This June, detached homes in Halfmoon Bay had an average selling price of $830,100, a 0.2% decrease from May, however, a 38.9% increase from last June. Although there are few townhomes and condos in Halfmoon Bay, the overall average final sale price for all residential properties in the area was $825,900, a 38.8% increase from last June 2020.

June 2021 Gibsons, B.C. Real Estate Sales Statistics

As the Metro Vancouver housing market continues to normalize after several record months, we continue to experience high listing and sale activity throughout this past June. The benchmark price for residential housing on the Sunshine Coast this past June was $801,000, a 0.4% decrease from May 2021 yet a 35.8% increase from last June. Homebuyers continue to search for homes away from Vancouver city life in the quieter neighbourhoods of the Sunshine Coast. 

Detached House Prices In Gibsons Hold Steady From May, But Up 40% From Last June

This past June 2021, detached homes in Gibsons had a final sale price of $905,500, a 1.4% decrease from May 2021 but a 40.1% increase from last June 2020. One prominent reason for this overall large price increase in single-family homes in Gibsons is due to Vancouver residents relocating and investing in properties outside the city.

Condo Prices In Gibsons See A Relatively Small Increase Over The Past Year

There are few attached homes currently in Gibsons however, the options available for homebuyers are more affordable than many options throughout the Lower Mainland. Townhomes in Gibsons had an average final sale price of $625,800, a 29.4% increase from last June. Apartments in Gibsons had an average sale price of $418,900, a 20.2% increase from last year.

Sechelt, B.C. (Sunshine Coast) February 2021 Sales Statistics

The Sunshine Coast has experienced one of the largest year-over-year housing price increases with a 32.7% increase in selling price. Similarly, Sechelt follows a similar pattern of a large increase in final selling prices this February. With a prospering business centre and the largest community on the Sunshine Coast, Sechelt is a sought-after community creating a high demand for housing.

This past February 2021, residential housing (including townhomes, condos, and homes) had an average selling price of $$699,600, resulting in a remarkable 30.9% increase from last February, which had an average selling price of $534,300. As for single-family homes in Sechelt, this February, the average final selling price was $680,700, a similar 30.8% increase from the previous year at a $520,500 selling price. Despite the overall large increase in housing prices from last February, the month-to-month selling price has steadily increased by roughly 2.5% over the past 12 months.
