BC Assessments offer a useful reference point but they don’t always align with what’s happening in the market right now.
In this post, we’ll look at this month’s closed sales, comparing sale prices to BC Assessment values.

August continues to show why BC Assessment is a reference point, not a pricing strategy. Sales landed on both sides of assessed value, with some properties selling remarkably close to assessment and others showing substantial gaps in either direction.
The biggest takeaway is that there’s no consistent formula between assessed value and what a buyer will actually pay. Property type, condition, location, views, improvements, land and current buyer demand all play a much bigger role in determining market value.
For sellers, a high assessment doesn’t guarantee a high sale price. For buyers, a home listed or selling above assessment doesn’t automatically mean it’s overpriced. The market decides value and August’s numbers make that pretty clear.
