If you’ve been watching the Halfmoon Bay real estate market lately, you might be wondering: are homes actually selling right now?
The short answer is yes.
Looking at detached residential properties in Halfmoon Bay with subject removal dates from June 1 onward, 15 properties have reached subject removal. Of those, 10 are firm and another 5 are pending.
For a smaller market like Halfmoon Bay, that’s meaningful activity and the numbers show buyers making moves across a surprisingly wide range of price points.
Where Are Buyers Most Active?
Unlike some areas of the Sunshine Coast where recent activity has been heavily concentrated below $1 million, Halfmoon Bay is showing a broader spread.
Of the 15 properties:
- 2 were below $750,000
- 4 were between $750,000 and $999,999
- 5 were between $1 million and $1.499 million
- 2 were between $1.5 million and $1.999 million
- 2 were above $2 million
That means 6 of the 15 properties, or 40%, were below the $1 million mark.
More significantly, 11 of the 15 roughly 73% were below $1.5 million.
So while there is certainly a market for higher-end Halfmoon Bay properties, the bulk of recent activity is still happening below $1.5 million.
What’s Happening Under $1 Million?
There is consistent activity throughout the lower end of the Halfmoon Bay detached market.
Firm transactions in the data include properties at $470,000, $725,000, $850,000, $950,000 and $979,500, with additional pending activity represented in this price range.
What’s also interesting is how quickly some properties are moving.
While the overall median days on market for the group is 32 days, individual properties have reached subject removal in as little as 2, 5 and 13 days.
That tells us buyers are out there but they are responding to the properties they see as offering the right combination of price, location and value.
Higher-End Homes Are Selling Too
Activity certainly doesn’t stop at $1 million.
There have been firm transactions represented in the data at $1.005 million, $1.04 million and $1.4 million, followed by another firm transaction at $1.69 million.
There is also pending activity at higher price points, including properties approaching and exceeding the $2 million mark.
And then there is one sale that really stands out.
A $13 Million Sale on Turnagain Island
Lot A-B Turnagain Island sold firm for $13,000,000 after 307 days on the market. The property includes more than 6,000 square feet of living space and represents a very different segment of the Halfmoon Bay market.
It’s an exceptional sale, but also an interesting reminder that Halfmoon Bay has a recreational and luxury property market alongside its more traditional residential market.
Unique waterfront, island and retreat-style properties can attract buyers operating in an entirely different price range.
The Turnagain Island sale is also important when interpreting the overall Halfmoon Bay statistics.
Across these 15 properties, the average sold price is approximately $1.974 million, while the median is only $1.035 million.
That $13 million transaction pulls the average dramatically higher, which is why the median gives us a much better indication of where the typical transaction in this group sits.
So, Are Homes Actually Selling in Halfmoon Bay?
Absolutely.
Since June 1, 15 detached properties have reached subject removal, and the activity isn’t confined to one narrow portion of the market.
We’re seeing buyers below $1 million, continued activity through the $1 million to $1.5 million range, sales approaching $2 million and beyond and even an exceptional $13 million island transaction.
But buyers have choices, and they are paying attention to value.
For sellers, that makes understanding where your property fits within the current Halfmoon Bay market much more useful than focusing on one broad average.
For buyers, these numbers show that homes are changing hands and the right properties can still move quickly.
There is a buyer for properties in almost every segment of this market but pricing, presentation and positioning matter.
