Are Homes Actually Selling in Sechelt Right Now?

If you’ve been watching the Sechelt real estate market lately, you might be wondering: are homes actually selling right now?

The short answer is yes.

Looking at residential detached properties in Sechelt with subject removal dates from June 1 onward, 47 properties have reached subject removal. Of those, 26 are currently reported as firm and another 21 are pending.

For a relatively small market like Sechelt, that’s meaningful activity but the numbers also show that buyers are being selective about where they’re spending.

Where Are Buyers Most Active?

The clearest concentration of activity is under $1 million.

Of the 47 properties:

  • 14 were priced below $750,000
  • 15 were between $750,000 and $999,999
  • 13 were between $1 million and $1.499 million
  • 3 were between $1.5 million and $1.999 million
  • 2 were above $2 million

That means 29 of the 47 properties, nearly 62% were below the $1 million mark.

What’s interesting about Sechelt, though, is just how spread out the activity has been.

There has been significant movement below $750,000, between $750,000 and $1 million, and even into the $1 million to $1.5 million range.

In fact, 42 of the 47 properties that reached subject removal were priced below $1.5 million.

Higher-End Homes Are Selling Too

Activity certainly doesn’t stop at $1 million.

There have been firm transactions throughout the $1 million plus market, including properties represented in the data at $1.05 million, $1.065 million, $1.131 million, $1.15 million, $1.222 million, $1.26 million, $1.274 million and $1.379 million.

We’ve also seen firm activity further up the market, including properties at $1.595 million, $1.85 million and $1.9 million.

And at the very top end, the data includes a firm transaction at $3.6 million.

So while the majority of activity is happening below $1 million, buyers are still making moves at significantly higher price points when the right property comes along.

Homes Don’t Have to Be Brand New or Perfect

Another interesting part of looking through these sales is the variety.

These aren’t all new construction or completely renovated homes. The properties range significantly in age, size, style and location.

There are manufactured homes, smaller ranchers, larger family homes, properties with suites, newer construction, acreage properties and higher-end homes all represented.

That’s important because there can sometimes be a perception in a changing market that only one particular type of property is attracting buyers. The recent Sechelt numbers tell a more nuanced story.

There are buyers out there across several segments of the market.

So, Are Homes Actually Selling in Sechelt?

Absolutely.

Since June 1, we’ve seen activity from more affordable residential properties right through to multi-million-dollar homes.

But we’re also in a market where buyers have choices. They are paying attention to value, and the activity we’re seeing isn’t evenly distributed across every price point.

For sellers, that makes understanding your competition and positioning your property appropriately increasingly important.

For buyers, the numbers show that properties are changing hands across a surprisingly wide range of price points.

And that’s why looking beyond the headlines matters.

Sechelt real estate isn’t one market. What is happening at $700,000 can look very different from what is happening at $1.3 million and different again at $2 million-plus.
