If you’ve been watching the Gibsons real estate market lately, you might be wondering: are homes actually selling right now?
The short answer is yes.
Looking at detached homes in Gibsons with subject removal dates from June 1 onward, 26 properties have reached subject removal. Of those, 13 are currently reported as firm and another 13 are pending.
For a relatively small market like Gibsons, that’s meaningful activity but the numbers also show that buyers are being selective about where they’re spending.
Where Are Buyers Most Active?
The clearest concentration of activity is under $1 million.
Of the 26 detached properties:
- 3 were priced below $750,000
- 13 were between $750,000 and $999,999
- 5 were between $1 million and $1.499 million
- 4 were between $1.5 million and $1.999 million
- 1 was above $2 million
That means 16 of the 26 properties, more than 60% were below the $1 million mark.
The $750,000 to $1 million range has been particularly active, accounting for half of all the detached properties that reached subject removal during this period.
Higher End Homes Are Selling Too
Activity certainly doesn’t stop at $1 million.
There have been transactions throughout the $1 million-plus market, including firm sales represented in the data at $1.14 million, $1.199 million, $1.39 million, $1.52 million and as high as $2.5 million.
So while the largest pool of activity is happening below $1 million, buyers are still making moves at higher price points when the right property comes along.
Homes Don’t Have to Be Brand New or Perfect
Another interesting part of looking through these sales is the variety.
These aren’t all new construction or completely renovated homes. The properties range significantly in age, size, style and location.
There are smaller ranchers, larger family homes, properties with suites, homes with acreage and higher-end properties all represented.
That’s important because there can sometimes be a perception in a changing market that only one particular type of property is attracting buyers. The recent Gibsons numbers tell a more nuanced story.
There are buyers out there across several segments of the market.
So, Are Homes Actually Selling in Gibsons?
Absolutely.
Since June 1, we’ve seen activity from the entry-level detached market right through to homes above $2 million.
But we’re also in a market where buyers have choices. They are paying attention to value and the activity we’re seeing isn’t evenly distributed across every price point.
For sellers, that makes understanding your competition and positioning your property appropriately increasingly important.
For buyers, the numbers show that properties are changing hands across a surprisingly wide range of price points.
And that’s why looking beyond the headlines matters.
Gibsons real estate isn’t one market. What is happening at $800,000 can look very different from what is happening at $1.5 million.
