This month saw some significant gaps between assessed values and actual sale prices, particularly among higher-end detached homes. While BC Assessments provide a useful starting point, market value continues to be driven by buyer demand, property condition, location and unique features. As always, current comparable sales remain the most accurate indicator of value on the Sunshine Coast.
